Short-Term Rental Agreement & House Rules

This Short-Term Rental Agreement ("Agreement") is entered into between [Your LLC / Name] ("Host") and the booking guest ("Guest") for the property located at [Property Address] ("Property").

By booking this Property, Guest agrees to the following terms:

1. Occupancy Limits

  • Maximum occupancy is [10] guests at any time.
  • No unregistered guests or visitors are permitted on the Property without prior approval.

2. Minimum Age

The primary booking Guest must be 25 years of age or older and must remain on the Property for the duration of the stay.

3. No Parties or Events

Parties, events, gatherings, or functions of any kind are strictly prohibited. Violation will result in immediate termination of the stay without refund and a $[750.00] fine.

4. Quiet Hours

Quiet hours are from 10:00 PM to 8:00 AM. Outdoor noise must be kept to a minimum.

5. Security Devices

For safety and compliance, the Property may have:

  • Exterior security cameras
  • Noise monitoring devices (that do NOT record conversations)

Tampering with devices is grounds for immediate eviction.

6. No Smoking

Smoking or vaping of any kind is not permitted inside the Property. Evidence of smoking will result in a $[750.00] remediation fee.

7. Pets

Approval Required along with a $75.00 pet fee. Unauthorized pets will result in a $350 per pet fee.

8. Damage & Charge Authorization

Guest is responsible for any damage to the Property or its contents. Guest authorizes Host to charge the card on file for:

  • Damages
  • Excessive cleaning
  • Rule violations
  • Missing items
  • Smoke remediation
  • Unauthorized guests

9. Check-In / Check-Out

  • Check-in: 4pm or later
  • Check-out: 10am or earlier

Late check-out without approval may incur additional charges.

10. Cleaning Expectations

Property must be left in reasonable condition:

  • Trash in bins
  • Dishes loaded
  • No excessive mess

Excess cleaning: $75.00 per hour or part of

11. Cancellations & Refunds

All cancellations follow the policy selected on the booking platform (Airbnb/VRBO/etc). No refunds for weather, power outages, or other events beyond Host's control. Direct bookings have better cancellation policies to promote direct bookings as follows.

  • 100% full refund if cancelled in writing 10 days prior to check in.
  • 50% refund if cancelled in writing 7 days prior to check in.
  • No refund if cancelled less than 7 days prior to check in.

Check in is 4pm, so timestamp must be prior to 4pm

12. Maintenance & Access

Host or authorized personnel may access the Property for maintenance or emergencies with notice when possible.

13. Indemnification & Liability Waiver

Guest assumes all risk of injury or loss arising from use of the Property and agrees to hold Host harmless from any claims.

14. Illegal Activity

Illegal activity of any kind will result in immediate termination and law enforcement involvement.

15. Local Law Compliance

Guest agrees to comply with all local laws, HOA rules (if applicable), and city ordinances.

16. Agreement to Terms

By booking this Property, Guest agrees to all terms listed in this Agreement. A signed rental agreement and ID verification are required after booking.
